Summary

The $7 million environmental upgrade project includes upgrade of the plant room, PowerPax chillers, boilers and solar film for the windows to lessen the load on air-conditioning. A $2.5 million portion of the EUA will also fund new lifts, by Kone, that will include “regenerative braking” – an energy recovery mechanism; and smart controls that will drive lift allocations and save energy.

Broader project works at 501 Swanston Street include an investment of tens of millions into a facelift, wellness centre and sleeping pods. Adjacently, will be a five-storey podium building housing an extensive rooftop garden to be used by all occupants in the two, integrated buildings.
